Atlantic Seaboard Short Term Rentals: Unlocking Cape Town’s Premium Rental Market

Introduction

Cape Town’s Atlantic Seaboard has rapidly become one of the most sought-after destinations for short term rentals in 2025. With occupancy rates reaching up to 90% for premium properties, and nightly rates soaring well above the city average, this exclusive coastal strip offers property owners a profitable opportunity unlike any other.

For investors and landlords keen to maximize their Cape Town vacation rental potential, understanding the dynamics behind Atlantic Seaboard short term rentals is critical. This detailed overview reveals why Houten Havens champions this market segment to deliver superior returns alongside a seamless hosting experience.

Atlantic Seaboard: The Heart of Cape Town’s Short Term Rental Market

The Atlantic Seaboard, including sought-after areas like Camps Bay, Clifton, and Sea Point, enjoys a premium position in Cape Town’s vacation rental ecosystem. Between September 2024 and August 2025, Cape Town’s median Airbnb occupancy rate hovered at 71%, but the Atlantic Seaboard consistently outperforms with occupancy rates closer to 75% and even approaching 90% for standout listings.

This premium performance is supported by a steady stream of international and domestic tourists who value the combination of ocean views, beach access, vibrant local culture, and proximity to iconic attractions like Table Mountain.

Why Atlantic Seaboard Short Term Rentals Outperform

Elevated Occupancy and Pricing

Properties managed expertly see nightly rates exceeding ZAR5,307 (about USD 284), which is more than triple Cape Town’s average daily rate of ZAR1,719. In peak seasons — especially during the southern hemisphere summer and European winter holidays — rates, and occupancy reach their highest levels.

Strong Revenue and Yields

Annual revenue for premium Atlantic Seaboard properties averages around USD 20,500, with top properties generating even more through optimized pricing and consistent bookings. This translates to impressive yields between 10-15%, significantly higher compared to traditional long-term rentals in Cape Town.

Capital Appreciation

The Atlantic Seaboard has experienced an approximate 30.3% increase in property values over the past two years, providing owners with strong equity growth alongside their rental income.

Key Drivers Behind Market Growth

• Tourism Momentum: Cape Town’s international tourist arrivals reached 2.5 million in 2024, fueling demand for luxury short-term rentals.
• Listing Surge: The Atlantic Seaboard has seen a 190% increase in short-term rental listings since 2022, reflecting investor confidence and market demand.
• Year-Round Demand: While February and December mark peak months, Cape Town’s favorable climate and events calendar ensure steady bookings year-round.

Why Professional Management Matters

In a market as competitive and premium as the Atlantic Seaboard, owners cannot afford to leave returns to chance. Professional management companies like Houten Havens leverage deep local knowledge, dynamic pricing tools, and white-glove hospitality standards to:
